Who pays the earnest money, and when?

The buyer/homeowner that will be purchasing pays the earnest money up front before The Cash Co. purchases the home. Earnest money is paid within 3 days of The Cash Co. contract being accepted.

When can I move in?

As soon as The Cash Co purchases/closes on the home you can move in and start renting back until it is time for you to purchase your new home from The Cash Co.

Can I use any title company?

Yes, but it is typically more cost effective to use the same one as when The Cash Co. purchases the home for you when you make your purchase from The Cash Co.

Do we need to get an appraisal?

Yes. Inspections and appraisal are done to make sure there are no value, structural or mechanical issues.
